How the numbers on this site are made
Every figure carries its source, the date we checked it, and a label saying whether it is official or reported by the trade.

This site publishes 52 sourced figures: 7 from official government sources and 45 from named industry price guides. Nothing is estimated, averaged or rounded into existence.
The two kinds of figure
Official. Tax rates and legal rules come from the government's own page: the Ministry of Finance for the UAE VAT rate, the Dubai Legislation Portal for the text of the tenancy law. These carry an "official" tag in the sources list at the foot of each page.
Industry-reported. Prices are not published by any government. They come from named price guides run by UAE service marketplaces, and we say so on the figure itself. They are ranges of what companies advertise, not what your particular villa will be quoted.
What we will not do
- Convert a Dubai price into a Doha or Kuwait City price. Different market, different currency, no source.
- Average two sources into a number that neither of them published.
- Repeat a popular rule that the legislation does not contain. The "AED 500" tenant repair threshold is the clearest example: it is a lease clause, not a law.
- Publish fake reviews, invented case studies or testimonials.
- Take money to move a price.
How the figures stay current
Every figure has an expiry date. Before each update, a script lists everything that has expired or is close to it, and each one is re-checked at its source before it stays on the site. Price guide figures get a short expiry, because advertised prices move with the season. Legal text gets a longer one, because it does not.
When two sources disagree, both appear. Our duct cleaning guide shows two different ranges for the same studio from the same publisher rather than quietly choosing one.
Where the gaps are
Prices are published for Dubai and Sharjah. For Abu Dhabi, Al Ain, Ajman, Doha, Al Rayyan, Al Wakrah, Kuwait City, Hawalli, Farwaniya and Ahmadi, we have not yet verified a published range, so the calculator returns a plain statement instead of a number. The same applies to tenancy rules outside Dubai and to VAT positions outside the UAE.
How the site is paid for
When you ask for quotes, we may pass your request to AC maintenance companies, and they may pay us for that introduction. That never changes a published price. The site runs no advertising.
