AC service cost in Dubai, part by part

A service visit can mean a rinsed filter or a stripped and washed coil. The prices tell you which one you are buying.

One maintenance visit for a single split AC in Dubai costs AED 150-350+ a visit. A visit covering several units in one apartment is AED 350-1,200+, and technician time is often quoted at around AED 150 an hour.

Why do quotes for the same flat differ so much?

Because "AC service" is not one job. At the bottom of the range a technician pulls the filters, washes them, checks the airflow and leaves. At the top, the blower comes out, the coil gets chemically cleaned and the drain line is flushed through. Both are honest work. Only one of them fixes a unit that smells or drips.

Read that chart as a shopping list rather than a ladder. A flat that cools fine and has been serviced twice a year needs the cheap end. A unit that has been ignored since the last tenant moved out needs the coil and the drain, and the bill lands nearer the top.

How often does a Dubai flat need servicing?

Price guides suggest at least twice a year, timed before and during the heavy summer months. In practice the building matters: a flat on a low floor beside a construction site loads its filters far faster than an identical flat ten storeys up, and a tower with a dusty riser will clog drains on its own schedule.

The cheapest signal is your own: rising electricity use for the same thermostat setting, or air that feels less cold at the vent, usually means a dirty coil rather than a dying compressor.

What should a full visit include?

  • Filters washed and dried, not just tapped out.
  • Drain line flushed and the pan checked for standing water.
  • Evaporator coil inspected, with a chemical clean quoted if it needs one.
  • Outdoor condenser cleaned, priced separately at AED 200-500 per outdoor unit.
  • Temperature at the vent measured before and after.

Does a chilled-water building change the price?

It changes what there is to clean. In district-cooled towers the plant belongs to the provider and a cleaning-focused visit or two. The work is filter and coil cleaning on the fan coil unit plus the drain, which is why quotes for these flats should sit at the lower end, not the higher.

Single visits or a contract?

For one or two units, booking visits as you need them keeps control of the scope. Once you are past three or four indoor units, an annual contract at AED 450-2,500 a year for most apartments starts to compete on price and wins on hassle.
