An AC annual maintenance contract in Dubai costs AED 450-2,500 a year for most apartments and AED 1,500-5,000+ a year for villas. That buys 2-4 scheduled visits a year, each covering a filter wash, drain flush and general check. Gas, parts and duct cleaning are billed separately.
What does an AMC actually cover?
A maintenance contract is a schedule, not insurance. The company visits a set number of times a year, cleans the filters, flushes the drain and checks that the unit is behaving. Price guides put the contents of a standard visit at a filter wash, drain flush and general check, with chemical or deep coil cleaning appearing once a year in the middle and upper tiers rather than on every visit.
The number of visits is where plans differ most. Reported contracts run 2-4 scheduled visits a year. A quarterly plan and a twice-yearly plan can look similar on a quotation sheet and differ by double in work done, so the visit count is the first line to check.
What does a contract cost by home size?
Dubai contracts are usually sold by the size of the home rather than by unit count, because a bigger home means more indoor units, longer drain runs and often a ducted system.

Sold per unit instead, a single split comes in at AED 380-1,000 a year. That per-unit figure is the useful cross-check: a two-bedroom flat with three indoor units quoted at the bottom of the apartment range is being priced like a studio, and something in the scope has been trimmed to get there.
What sits outside the contract?
This is where an AMC surprises people. The exclusions reported across Dubai plans are consistent: gas top-ups, spare parts, duct cleaning and unlimited emergency call-outs. Refrigerant is the common one. If a unit loses gas every summer, the contract price is not the price you pay.

Parts are usually charged at cost with a discount for contract holders, reported at 10-20% off parts. A discount on a part you cannot price is not much of a promise, so ask what a common item, say a capacitor or a drain pump, costs before and after the discount.
Is a contract better than paying per visit?
Paying as you go, one visit for one split unit is AED 150-350+ a visit, and guides advise servicing at least twice a year. For a small flat with one or two units, the arithmetic often lands close to the bottom of the contract range, and a contract mainly buys you a company that answers the phone in August.
The balance changes with unit count. Four or five indoor units, a condenser on the roof and a booking every few months is a job worth handing to one company on a schedule. Our AMC cost calculator runs both versions side by side.
What if the building is on district cooling?
Plenty of Dubai towers are. The chiller plant is not yours, but the fan coil unit in the ceiling is: a cleaning-focused visit or two. Companies still sell full contracts for these flats. Before signing one, check what is left to maintain once the plant is excluded.
Before you sign
- Visit count in writing, with the months named.
- Whether deep coil cleaning is included once a year, or quoted each time.
- The gas policy: a stated top-up allowance, or billed at AED 200-400 each time.
- Response time for a breakdown, and the after-hours charge of AED 100-300.
- Whether the price includes VAT.
