What do the tiers include?
The basic tier covers a filter wash, a visual inspection and an airflow check. The deep clean adds coil cleaning, a drain flush and cleaning the blower or fan. A full service, with indoor and outdoor cleaning plus gas pressure and electrical checks, is quoted at AED 300+ per visit or unit package. Call-out repair work through marketplaces starts from AED 150 an hour, with the final bill set by team size and minimum hours.

The Sharjah basic tier sits below where Dubai visits start, but the tiers are not the same job. Compare the deep clean with the Dubai visit and the gap narrows to something like the cost of getting a van across the emirate.
How do annual contracts compare?
Differently, and this is the trap when you move between emirates. Sharjah plans are priced per unit per year, while Dubai plans are usually sold as a package for the whole home.

For a flat with two units, the Sharjah quote is a straightforward multiplication. For a villa with eight, ask for a package price rather than accepting eight times the per-unit rate, and get the visit count for each unit in writing. The calculator does the multiplication for you.
What is not in these figures?
Duct cleaning is a separate job in Sharjah as it is in Dubai, priced by home size rather than by unit. Gas, parts and after-hours call-outs sit outside contracts in the same way, which the AMC guide sets out in detail.
Our Sharjah figures come from one named price guide. We have not yet verified published ranges for Ajman, Abu Dhabi or Al Ain, so no number is shown for those cities anywhere on this site.
Renting in Sharjah
The tenancy rules we have verified in full are Dubai's, and they do not extend to another emirate. Until we can source the Sharjah position from an official page, treat your tenancy contract as the document that decides who pays, and get any maintenance obligation in writing before signing.
